Oxford Road

We were approached by a property investor who tasked us to convert the current two-story office building into 8 self-contained flats. A third floor was also required to be built for this site in Reading.

We started by by securing the whole site with hoarding and setup a building site office. Welfare facilities was setup for all our team and we ensured our setup adhered to all health & safety laws.

The client purchased this land with planning permission in place. The project had strict material, structural plans and calculation stipulations in place which we successfully complied with.

As this was not a full demolishment project we had to was carry out an internal strip out. The first thing we did was to thoroughly inspect the current structure to determine what elements needed to removed and which ones stay as well as discovering any issues that could be hazardous in the building. After carrying out this inspection we put together a sound plan to follow for the entire strip put process.

The load-bearing support walls were not removed as these were structurally sound. We had to dispose of all hazardous material including asbestos all in line with the mandatory regulations compliance. All debris was removed from the site so that we could start the renovation.

We fully project managed the site, and it was finished to a every high standard. All 2 bedroom properties has new kitchen and bathrooms and en suites were built for all master bedrooms.

A new car park was built for the habitants, as well as a door entry system and smart heating controls. New connections was added to each flat as well as designer bedrooms

The project took just over a year to complete and we highly enjoyed working with our client on this project.
