We were appointed to undertake a project to convert a derelict pub into 9 self contained flats by a client who had already acquired planning permission. We were very excited to be awarded this development project in Hayes.
At the start of the project we setup a site office and secured the site with hoarding. Welfare facilities were all setup and provided for all our workforce inline with health and safety regulations. We adhered to all planning stipulations including all structural plans, calculations and also the clients material stipulations.
The project itself compromised of a modern masonry construction using double layered cavity wall construction with an internal and external skin of brickwork, with a gap between them held together with wall ties, and all laid onto concrete foundations. We built and installed 6 front dormers on the property.
The 9 flats in the conversion breakdown was four 3 bedroom flats with an ensuite in each master bedroom, 2 two bedroom flats, 2 one bedroom flats and one studio which all included a communal bathroom. We installed new foul drainage connections and made provision for rainwater drainage by digging and installing soakaways.
We project managed from start to finish every aspect of the build for each flat and completed the houses at a high standard including providing all new utilities such as Gas, Water and Electrics.
The project started in May 2020 and we completed the whole project within 6 months.
The project was delivered on time and on budget and the client was overwhelmed with the new flats we developed for them which was then marketed for sale to the public.
